It's all over...
ACK! I wrote this post 2 weeks ago to the date -- and then didn't post it because I was waiting to ensure it was officially, officially over....And now - I'm really going to post it!
Do you think I've been avoiding you lately?
I have.
Did you send me an e-mail and I didn't respond?
I've been avoiding you.
Did you send me a text and I didn't respond?
I've been avoiding you.
This house stuff has been pure exhausting. Emotionally. Physically. Terrible. I'm SO over it.
And I can be. Because it's over.
We put our house on the market on Tuesday, April 15th. It was a quiet week and an even quieter weekend in regards to house activity. However, we failed to realize that we put our house on the market during Spring Break...followed by Easter Weekend. The next week was crazy busy. Showings, Open Houses, and lots of internet traffic.
Saturday, April 26th we had a couple ask if they could come look at the house "one last time". We were on our way out for a Card Party (Euchre) at a friend's house, we didn't have a place for the dog, but we figured, we'll just sit down the road, have them go through the house and then drop off Karl when they leave. 2 HOURS LATER....the couple finally left. They had one set of parents come. Then another. Then they walked down the driveway like they were going to leave and they went back. I was hungry, I was crabby, and I had to go to the bathroom. But 11 days after our house went on the market...we had an offer.
But OY VEY was it a terrible offer. The details escape me for a moment, but we countered. They came back with another counter. And in the meantime, we had another couple come through the house and put in an offer. We counted both offers with a price we were very happy with and the first couple that accepted won: The original young, newly engaged, never owned a home before couple.
They scheduled their inspection and Andy and I started house hunting. It didn't get off to a great start, but things were moving right along now.
On Thursday, May 1, 2 very typical, Colonial style houses went on the market. Is this fate? Friday, May 2, Andy and I went to see both of them on and that night we put in an offer on 1. The details escape me for a moment, but they countered. And we accepted. As we entered a new week we had one house sold and another one bought. They only thing that stood in the way was home inspections.
On Tuesday, May 6 we had the inspection on the Maple Ridge house (our current home). 2 hours later, it was over and it was a disaster! But a totally "this house was built in the 70s" fixable disaster. In fact the things we thought were wrong, were fine. However, given the fact that we had a tri-level house, we had some moisture issues on our lower level (which very much resembles a basement, given how subset it is in the ground). Totally fixable. We also had a few issues in the attic due to improper venting, but totally fixable. The buyers had a Mold and Mildew guy come in that was rather an alarmist. Wednesday and Thursday Andy and I sat around waiting. And waiting. And waiting. No word from the buyers. Life was NOT good at the Bach household. We were stressed.
Friday morning they came back - they wanted us to get contractors in, fix the moisture in our lower level, repair the roof (complete tear off and reshingle)....and they wanted $15,000 off the asking price. W.T.F?
So, in the meantime, our realtor, who basically ROCKS had been in touch with the other original offer. They were still interested in our house, knew that moisture was common, fixable and preventable for recurrence. We rejected the young couple's counter and went back to the other buyers.
AND NOW, we better get moving on our NEW house, because we were under contract to get a home inspection within 15 days. So on Mother's Day, May 11th, Andy and I went to a 2 hour home inspection on our own house. Sadly, the house we are moving into is just not a house that is loved right now. It was rather a pig-sty when we walked around for the inspection. I'll be so happy when these people move out and we can move in. The amount of love and laughter we are going to bring that house will make it a completely different house. During the inspection I walked around and mentally moved all our furniture in, mentally painted the walls, and mentally hung our family pictures on the walls. THERE....NOW it looks like a home.
A home with a terrible roof and attic ventilation issues of its own. It needed a new roof. Now.
OY VEY. So...back to OUR sellers we went. Asking for money to fix the rapidly deteriorating roof.
Back on the other side of the road, our new buyers scheduled their own home inspection for the house for Thursday, May 16th. We already know what's wrong with our house...so how bad can it be? It's interesting how every home inspector has a different opinion. This guy came in and decided our roof had some issues of its own that should be fixed sooner rather than later. And the basement should probably have a special inspector come in to evaluate. You have GOT to be kidding me. Do you KNOW I'm pregnant and I can't drink?
So last Friday night it all came down to the wire. Andy was at home with Baby E...and I was in Cambridge, scrapbooking (If you were a faithful blog follower...you would have known that :) ). Our sellers accepted our inspection counter. We now own our dream house (with a bad roof that will need to get fixed this summer). And our buyers came back with their own inspection counter. I'll be honest...I don't feel GREAT about it. Especially because I think we were incredibly reasonable with our inspection counter....but it's enough for Andy and I (after a few tears and moments of reconsideration) decided, screw it - let's accept the offer, fix the problems and move.
So that's what we did. Andy signed the papers on Saturday (I'm not needed because my name was never on this house) and we are walking away.
Walking away from the house that we started this little Bach family in. That felt like a home, but was never truly OURS. It was Andy's that he welcomed us into. And now...now I can only look forward to OUR home. The home we are going to raise our family in. OUR HOME. The home our kids will come back to visit us in with their children, because by God, I am NEVER, ever, ever going through this process again.
OUR HOME. I can't wait to show you pictures of how we turn this house into a home.
So...sorry for avoiding you. I just couldn't talk about it until it was all over. And it is. And no looking back. Only looking forward. And why not...look forward....the best is yet to come!
